I should add that I'm a 36 year old small time land lord who had 2 triplexes and 6 single family homes that I sublet here in South Florida that I picked up over the last 10 years. A massive Canadian institutional landlord bought my 2 triplexes and wanted to do nothing with my single family homes because as the broker/rep told me "The firm is positioning itself for a massive boom in multifamily housing like condos and triplexes/fourplexes and sees it as a bigger value add" which means they are expecting a massive surge in people renting because they lost their shit in a speculative real estate market. She even joked that they have single family homes they're looking to sell in case I wanted to buy them as wholesale prices (LMFAO). I literally couldn't get rid of my single family homes right now even if I wanted to but if I owned more multifamily they'd kill one another to buy them from me. Spec house building projects are also being abandoned half finished which means that builders are just cutting their losses as they see no upside. Same damn thing as in 2008. Yes some of the underlying causes (like giving out a mortgage loan to dead people and pets) isn't playing out like it is right now but the market is having ALL of the motions of a bubble market where prices have been bid up just because.

This summer is the summer where everyone is going to rush for the exit and we'll see the beginning of the collapse.

REITs are going to get fucking slammed with interest rate hikes and the overall loss in equity in real estate unless the REIT is somehow guaranteeing as increase in cashflow net net year over year which isn't out of the question but the overall loss in equity valuations is going to erase any positives that may yield. If they're still paying out the dividends they've paid out over the last 5 years (10%+) when we hit total panic and therefore a bottom it might be a good time to buy them as you'll enjoy the recovery + the income.
