If I were them, I'd just move to Mexico.
You can build yourself a fucking mansion with 200,000 USD, you don't pay mortgage or property taxes, you pay a "pedrial" which in Burgerbucks comes out to like 42 USD annually. Water is dirty fucking cheap a month, maybe 15 bucks at most. Grocery is cheap and you still have good shit like Costco. You can flash fuck you money in big cities like CDMX, Monterrey, Guadalajar, Cancun, Acapulco, Queretaro, etc without fearing muh cartels.
Really the only downside would be getting better internet than most of the country.
But that's the dream. Living in Mexico while earning USD.

Correction,
it's not so much the house itself that appreciates in value (it will actually depreciate without proper and continuous further upkeep investments).
It's mostly the underlying land that appreciates in value, by virtue of being scarce and limited quantity, and even that is not a simple guarantee, as it depends on the further social desirability of that place to live (i.e. do more people want to move there? If not, and it's a shithole that's losing people, even the land value can depreciate).
And in attractive places, most of that is already "priced in" to the market, with valuations so high that further appreciation can only be marginal

But the upkeep is mostly tedious and time consuming rather than a big expense. Some friends of mine (a couple) are thinking of moving out, living in a town house, improving the house they have, and then selling it.

But the narco situation is getting worse and worse, places previously thought to be safe are seeing increasing violence. The extra security she will need to hire compensate the low living expenses (though it would also protect her from creeps).
Also, Gura doesn't speak Spanish. That means she has to live in an expensive gated community where there are English speaking staff and people.

How?
People already needed homes (houses and apartments) before Covid and work-from-home, it's not like before Covid they all lived 24/7 in their offices/factories and never had a place to go home to anyway.

Also Covid accelerated some other trends in the real estate market. While people always need some form of residential, the commercial sector (office and shopping) got fucked and will continue to decline, the former because work-from-home is not going away back to pre-pandemic levels now that employees and employers have seen that it's possible and have the technical means to do so, and the latter because online-shopping continues to take an ever increasing share of the pie

House a few streets down from me; 4 rooms so small you could fit a bed and that's it, a kitchen dining lounge room all mixed in one and zero patio is being listed for $650 a week rent. Except what's happening now is nothing like what's happening in 08.
People are actually living in all the houses that are being sold.
The reason of the last crash was because houses were literally being built and "sold" to investors purely on speculative investments. The prices of houses weren't increasing because of competition between buyers, it was going up because there was an artificial increase in value because investors kept building and buying houses no one wanted or could afford to live in.

The "worst" that can happen to the housing market is house supply finally meeting demand, and investors can't use scarcity to hike up prices.

If you haven't noticed the housing market is never going down in the forseeable future. This isn't an American thing either, it's exactly the same here in Europe and specifically Croatia in my case. The number of new houses and apartments is skyrocketing, but the prices keep going up. I am one of the very few people who own their own place with no debt or credit.

You either buy now or forever join the underclass and rent your life away. I was a renter for most of my life, and that will forever keep you in poverty. There were times I was literally starving. In any case I truly hope Gura is buying, because it will get even worse soon. Croatia is Croatia, and the gov is low key signalling a 20% fall in living standards starting next year, but we're all fucked. The world economy died in 2008 and it was artificially propped up. It's my gen and you zoomers who will take it in the ass. Do what you must to claw your way upward. No sin is greater than poverty.

You know nothing about the supreme mortgage crisis the issue wasn't speculative buying it was the lending standards being lowered to the point you could buy a house with a Twinkie and a signed letter form your mom saying he a good boy so predictively there was a lot of repossessions when people were defaulting after 2 months which caused a glut of houses owned directly by banks who then inflated the price trying to lose the now expensive asset before it cost them a fortune in back taxes
What you have described is more akin to the housing market in China where entire cities are built on speculative future growth for the sole reason to keep people working at all times and inflate thier GDP enough that thier banks will continue to have preferred lender statis jw88s

The FED had interest rates at like zero percent, meaning a loan is super cheap. Even with normal inflation (1-2%) if your mortgage rate is 3.5%, you’re only actually paying 1.5-2.5%, while getting an asset that generally appreciates in value. This drives up the cost of housing alone.
Add into that we’ve got a lot of people in the US, technically it’s 330 million, but there’s probably around 50 million illegal immigrants and people from really dangerous ghettos that just aren’t in the system. Also 2008 crashed the lumber market with no survivors, so lumber prices went crazy as with everything else, including labor, and so the cost to build a new house is skyrocketing. I live in a poor as fuck rural area in Georgia and they’re building houses in the 300k range for an area with a median income of 25k. Add to that cities being dangerous(black people will literally just push you in front of a train because they can) and you have city-flight, plus boomers leaving.

This is Millie Parfait.
Millie has a CCV average of about 1000

She leaked her youtube dashboard, which revealed that she makes about $120k a year. That already deducts Youtube's cut. Theorizing that Nijisanji takes 30% of it, that leaves her with $84,000 a year, the average salary of Canada, where she lives. Someone with a CCV of 1000 is making that much. Imagine what someone with a CCV of 10,000 is making.

Reminder that several hololive talents have said that superchats are less than 10% of their income. Vod views, memberships, and especially merchandise deals completely dwarf superchats, and make them an insignificant amount of their total income. For example, Gura gets
-- $600k a year in superchats.
-- With 30,000 members, she makes nearly $2 million a year off memberships.
-- With 300k views per day, her vod views bring in $400,000 a year.
-- A sponsored stream can bring in $100k an hour, and she's had several.
And merchandise completely dwarfs all of these other income sources combined. Although we can't know how much she makes on that, because it depends on the contract.

But Gura certainly makes over a million dollars a year. Probably as much as $10 million all things considered.

internet created a global service economy for entertainment where people in rich countries and average middle class pay for it.
the wage is tooooooooo gooooood for most people in the world and you also have the benefit of lots of freedom to work in this environment and low cost of almost any production.
this is going to break the economy of lots of countries that dont deregulate markets and lower taxes (and dont stop inflating the economy giving banks money) since manufacturing and base industries cant compete with this kind of market on local levels.
retarded governments will try to tax digital services and it wont work to stop economic default.
it will be nice to see the bloodbath.

Now is a horrible time to buy a home if you care about mid-term equity but with the political powers that be there's no reason to think the housing market will not continue to trend upwards for decades to come thanks to artificial scarcity of non-renting properties, foreign firms purchasing residential properties en masse, and general NIMBYism and budget cuts preventing the development of large scale social housing projects.

If she buys a nice house in a nice area then in 40yrs she can expect to be in the black on it, and even if not it should have enough value to make buying another home significantly easier anyway.

This is assuming she cares about this shit anyway. She might just be buying her forever home intending to never leave it, or some basic-bitch starter home she can have the mortgage paid off on in 5yrs (or buy in cash, with her income) that she can afford to eat a significant % loss on easily in a couple years when the crash comes and she looks to buy a better place for cheap. I've never really understood the sentiment behind waiting for a "good market" to buy a house. Even if we look at a bubble crash as catastrophic as 2008 in california which was about a 30% reduction in value, your house would still positive in your investment had you just bought a few years ago instead of holding off for the next crash.

Most people lock up a majority of their net worth in their property and want to be in the black if for any reason they have to sell it suddenly. If you buy a home, lose 30% of the value, then need to sell it in a few years to cover a medical emergency (if you're American) or some other disaster you are essentially fucked out of 30% of your lifetime wealth.

Besides that it also comes from the older boomer mentality where property values always rising was a more gradual process and the down periods lasted much longer stretches. Nowadays yeah if you buy a house odds are long term you will beat inflation on its price handily, but your grandparents and parents probably had to worry that by retirement it might not do that.

1. proofs?
2. what are the reasons for this? It's not like it's a car, where it effectively decays over time. I mean a house does need upkeep and the like but it doesn't "go bad".

>I think I fell for the boomer meme of houses only appreciating in value over time.
That's not entirely untrue, unless you're buying at the height of a bubble. Value will generally go up, but over longer periods of time.
However, buying a house has a lot of costs that aren't tied to the value of the house, it would be almost impossible to immediately sell a house after buying it and get the same amount of money back or more, unless you got an insanely good deal.

>> No.23206120

>what are the reasons for this?
Generally? Housing market falling due to lack of demand, mostly due to people being poorer during an economic downturn but also sometimes due to other factors like your neighborhood going to shit and suddenly not being a desirable place to live (crime rate increase, natural disaster, etc.) or people just moving away from where you live to go elsewhere (mostly happens in smaller towns and rural areas)

Other possible reasons;
- Turns out your foundations / basement / roof / etc. were built poorly and need major reconstruction to continue being safe, or some sort of accident wrecks them as a result.
- You can't maintain the house due to associated costs or labor and the gradual disrepair it falls into hurts the price
- Your home was built in a very specific style that is now out of fashion and anyone who would buy it will need to massively redecorate which affects how much they want to pay (think stuff like 70s houses with carpeted bathrooms, furry walls, fucked up tile patterns, wooden cladding on everything, etc.)

Like stonks, and unlike cars, houses are traded not for use value, but for the prospect of making money. This destabilizes the market value of houses, resulting in speculative bubbles. These speculative bubbles always end sooner or later, and when they do, the price of housing returns to the mean, which usually means a modest loss. However, if you took out a mortgage when the price of housing was up, you're now underwater. You can't even sell the house unless you go bankrupt or pay the difference yourself.
