First let's take the scenario where you have enough cash to buy it outright. If you instead take out a 30 year fixed loan with a 6% interest rate (based on the current US interest rates which are high right now), then you put the rest of the money in some sort of index fund, which can expect an average yearly growth of 8%, then you will essentially be gaining money from the loan since while the debt is increasing by 6% yearly, the money that you have is increasing by 8% yearly which is an over all gain. This isn't even considering the fact that eventually the interest rate should go down which you can then refinance and get a much lower interest rate making it even better for getting a loan.

For the case which you don't have enough money to buy it outright, which is 99% of people, it's not going to happen. You will never save up enough money to buy a house without winning the lottery or something. Plus if you don't buy, then you are renting and all rent you put into a house is just gone. When you purchase a house with a loan, then any monthly payment you make goes into equity which you will gain upon selling the house assuming the house price doesn't plummet.

Please anons, take out loans and use those loans to your advantage. Debt is not some boogeyman you should be avoiding but instead a tool which you should leverage.
