I looked into it a while back and it looks like it's mostly just the standard fees - it's not amazing, but it doesn't seem too much worse than the other gaijin sites. But if you can get that sort of furnished place with gaijin tax, you could rent a regular apartment on a 1 year lease and get a much better deal (the overall discussion in the thread is assuming you get a job with Cover)
The problem I always find is the stupid upfront costs mean you really need to have a proper Visa and live in Japan for 6-12 months to make an apartment worthwhile.
