>Debut Novel

How in the fuck? What connections or cradle of wealth and/or power is this guy a beneficiary of to have this as his first book?

Well Satan, the answer is ten years of free time, a father who flew for the military, and library access.

I assume OP is asking more about how the guy got a publishing company to actually sign a deal on this postmodern clusterfuck.
I mean, it's one of my favourite books and I'm glad it became a cult hit, but man is it impossible to understand what a publisher would see in this.
Also pity whoever got stuck editing it.

Mark Danielewski himself had to edit and typeset his novel.

Didn't he make an early draft available online for free? I think it had something of a following before being printed.

This, zoomers don’t remember but there used to be a massive online blogosphere with lots of different authors having
their own forums and spaces where they’d share writings and interact with their readers. Mark was huge before the book came out.

Danielewski had been writing online fiction for years before he published House of Leaves. "Debut" is a little misleading in his scenario.

He also built up connections to the publishing world in that time. Editors were clambering for fresh blogosphere dick, installed fanbases and proto-social media marketing presence.
