Well, that ending is on KT.

You simply need to visit Akiha's room right after dinner and select 'Go for it'. Or, visit the 'old man's room anytime.
Also, after you find both keys, select 'Stay on mansion'
At morining, Visit Arcuied and refuse her offer of sleeping together. After you return to the mansion, go help Kohaku. You should an anachronistic pic of a younger shiki kissing Arcueid. Afterwards... BAD END.
