There's even a way for the theory to allow both a witch to not be real and also have the family be relatively innocent. Wasn't Okonogi stated to be a long time business partner of Hideyoshi/Eva? He could've heard about the rumors of the gold, done some research and realized that there was a good chance either the gold or bombs were there. That would permit the culprit to be Okonogi. In fact, Yasu could do the first parts of the serial murders out of a grudge and then Okonogi could separately continue it to try to get the money/bombs under the island.
It would also explain why Bern wants to expose the truth so badly. It would feel like watching the Hinamizawa disaster, on a smaller scale, all over again.
