Yeah, I also thought that it's weird you can only live in a hut in SDM while whoever walks in from wherever gets her own room inside the mansion right away. Even if you seduce everyone in there. That specific room seems to be also permanently locked unless somebody else actually comes in to live as your lover.

Only move in to set ones. You can also move in with a lover. There's sometimes an "empty house" or a room on a map but that one is only for an event where your lover wants to move into your map. For example if you waifu Youmu and you live in the SDM. Funny that you have to live in a hut while they get a room in the mansion, but I guess it's gotta be a good quality hut.

The vacant room is for anyone else who wants to move into the area with you, but not everyone has that possibility. For me only Youmu tried to do that.
