1. Use your skills to make a 3D porn game demo similar to Monster Girl Island. Just use a pre-built engine and swap out the free assets.
2. Start a kickstarter or patreon.
3. Never make any updates and make false promises to keep your donors active.

That Monster Girl Island guy was making 60k per month at one point. He'd be a moron if he actually released the project. A finished project wouldn't make close to how much he was making off of crowd funding for 7 years. I don't endorse what he did but I'm not hating on his hussle. That's a life changing amount of money. He's living in mansions, driving sports cars, and fucking super models.
