Ankle support is nice, thick leather boots are much warmer than sneakers (even with wool socks it's significant below like 50 degrees F) and they keep your ankles warm too. With proper insoles leather boots are just as comfortable as sneakers once the uppers are broken in. I like the aesthetic of pic related and link attached and don't want to stray too far away from that look.

My current two issues keeping me from confidently buying a pair (not specifically taking about link related) is that since starting to read about /fa/ boots, that people often say that leather boots aren't waterproof. This is really confusing for me, since my combat boots are leather apart from the soles, and are completely waterproof and have survived almost a decade of intense military use with me, so now I am weary about buying some new /fa/ boots. I need them to be street-tier waterproof, as I live in a really rainy city, but not heavy-duty outdoors-tier waterproof, so basically just enough to confidently and completely keep my feet dry if I step in a puddle or something. There is nothing that I hate worse than having to spend a day with wet feet because I stepped in a puddle.

Secondly is the price. I know the saying that you should never cheap-out on boots, but I am not currently financially ready to drop half a grand on a nice pair of vintage redwings. What are some places where I can look at a wide variety of boots and try them on in person, preferably specifically to Vancouver Canada?

Budget is around 200, a little bit flexible (I know not an ideal budget, but not ready to spend more until I get out of school and get a net-positive income)

Also, thoughts on boots with side zippers? Not really too big on them, but are they waterproof? I hear issues about the zippers not staying zipped up and whatnot.

Any additional advice, experience, info, and suggestions are greatly appreciated.

Just to clarify, I want lightweight boots, so combat boots are out of the question, I've had enough of wearing heavy ass boots in the military. I also don't want short cut heel boots like chukas, not really into the look desu, but also don't want tall boots. I want slimmer looking boots, none of those massive moonboots please

You can get some waterproofing for pretty cheap; it doesn't take much trouble to apply it yourself.

I got Clarks Desert Mali few months ago and they've held up well so far; technically they get listed as chukkas but they're a good bit taller than those are, and they don't look like chukkas at all. Broke in after just a day; pretty comfortable now and the leather feels soft. I wouldn't say they're slim all around though; they're definitely slimmer than Docs or Solovairs but not quite as slim as the boots you posted - at least in the toe. The rest of the boot is comparably slim.

You might be able to find some Chippewas in your price range, but again those aren't as slim as what you have in mind. They're quality boots though.

My waterproofing question came in regarding the type of leather or the fundamental construction of the boot. I have no problem applying the waterproofing material myself, it's just a question of how the boots are not waterproof. Like is applying the material to the leather enough? or is the boot's construction inherintly not waterproof or something?

Some boots will have openings that will let water through, for example if the eyelets are excessively large or if the tongue doesn't sit snugly within the rest of the boot. I'm afraid I couldn't tell you whether or not zippers will allow significant amounts of water through, but my guess would be that it won't be a problem unless you're actually standing in deep puddles instead of just stepping through them.

Aside from those kinds of openings for water, I think waterproofing the leather should be sufficient. (Of course, if the boot has sections which aren't made of leather, for example the elastic siding on chelsea boots, then it's a different story.)
