Pretty empowering anon. We had a similar problem with other details. I hauled 4 pickup loads of shit i wanted to keep and gave to good friends. My case. 3 in 1 house so far.

1. Friend of friend. Kitchen floor is sag and i said i have to fix ot first.

2. Good friend since elementary school. Dipshit quit his job and agreed to paint the interior of the house for 2 months rent. Did a horrible shit job. Had to repaint after we had new carpet and vynil put in because i assumed that a grown ass main in his 30s knew how to move a roller up and down. Never bothered to switch electricity into his name. Then moved promissing he would even up the second he could. Now i see him with his girlfriend at bars and steakhouses all of the time while he owes me about $800. No more friends or family ever again. Lesson learned there also.

3. New into town for work and needed a place. Moves in. ATT faggots say that they don't service that house even tho they ran a new line a month ago. Says wifi is fine and gives $25 for on top of rent. Dude has 1 drip or the toilet is slow to flush calls me right up so i can fix it immediately before a flood happens. Lives 10 feet from me and never heard a peep besides car doors slamming all night but whatever. Whenever i go to fix aomething on my flophouse turned "the best i can do" rental it's fucking spotless. I hope he lives there until he dies. Which brings me to the bullshit i mentioned in #1. Him and his folks are moving in. About 11pm i get a call. Ummmm anon i think i smell a gas leak. Wtf! Reee!
