I don’t want to take down all the flashing because it’s a flat roof and I will have to trim the entire edge to reveal and remove it. How would you flash/trim this? I was going to copy what previous people did but I’m working on a tight schedule and fighting weather and really want to do this nice but quick. What are your recommendations?

I've done this many times with the exact same situation. Start by flashing the trim and once you reach the edge simply trim the flashing; see pic related for my most recent job.

Why the fuck does it have ventilated soffit as the fascia? Your best bet would be to remove the fascia and just have longer coping made. The metal should run you 1.50-2.25 per foot, but the cover tape is going to blow the budget out of the water. I think I am paying 560 a roll for 100' 6" EDPM/TPO peel and stick cover tape. Is it a parapet of drip edge? Parapet is obviously easier because it's just some screws.

This is a residential house. You don't need a cleat. Details aren't even specified for cleats until you get into 25-30 year FM jobs. On 20 years, it's all just screwed at junctures to the nailer.

Why the fuck is there random vertical ventilated soffit on a commercial building? Just fill the gap with plywood and wrap it in metal. Or fill the gap with metal and strip in new drip edge. Or use some 1/2" DensDeck and just glue membrane to it and terminate it at the bottom.

Unironically, Flex Seal is just liquid butyl rubber like actual roofing products. I imagine it has some sort of primer component that allows it to bond to random surfaces.
