What we used to do when looking for houses is drive into the neighborhood and park. If you see more than 3-5 kids/people walking around perhour, ecpecially mixed race, don't move there. Best way is to move to a all white neighborhood, as long as your white. Park in a white neighborhood and a black neighborhood and you'll be able to tell trust me have bought 4 houses.

To paraphrase MLK, I have a dream that one day we will live in a nation where we will not be judged by the color of our skin but by the content of our wallets. IE don't live near poor people. I'd rather live in an all black neighborhood where the average household income is 500k+ then live in an all white neighborhood where everyone is on Section 8. While that first example is much rarer than the second it is just to illustrate that skin color is not the problem, culture is. Poor is a mindset as well as a economic status.

What I am trying to get at is this: it is better to have the smallest, cheapest house in a good neighborhood than a mansion in a warzone. That said, don't buy a disaster because it is cheap. Live like a fucking goblin in a god damn cave if you have to until you can put to gather a down payment on something decent in an excellent neighborhood.

Don't buy a tract house or anything that was ever built for speed/low cost. Either custom build it or buy an older place with good bones that just needs updating. Again, do not buy something with major issues. Money pits are not worth it. If that means you have to buy an empty lot and live on it in an used RV for a few years so be it.

Hell, I've seen people buy empty lots, submit plans for a nice house that has a garage with a mother-in-law unit on it, only build the garage unit, tell the locals your funding (that you never had) fell through, live in it for a few years, and then build the house when you get enough money. As long as it doesn't look like hell most places will roll with it. Saving a bit of money to do nice landscaping helps with that, by the way. Trees and flowers, anon, not lawn.

Depends. Where i live the housing prices are so overinflated and rents are so slowly rising, right now i rent cheaper than just my interest would be if i bought.

If you find a good deal and get good conditions with your bank it's of course always better to buy in the long run but it's not as easy as a few years ago where you could pretty much buy anything sight unseen. You have to be much more careful these days. People are already talking about a price drop between 20-40% you just don't see it because there's effectively near zero trading going on. And only 10 years fixed interest is pretty common around here. The next years are going to be interesting.

I doubt the visions of a crash tho. Prices will probably stay very high, just not as absurdly high as they have been. I mean a 40% drop is still just pre covid prices, if even that. In the last 5 years i have seen ONE cash flow positive object in my city the rest was always massively in the red.

Highly recommend you look for in-law suites or duplexes. They are a negative for most single-family buyers, and 2-3 units aren't worth it to investors, especially at the higher interest rates they have to pay.

Every single inspection that I got on agent referral, the agent was always there trying to "sugar coat" the problems I'd find in a house.

The last inspection I did, some old boomer prick real estate agent who was a friend of the family pulled up in his ridiculous Porsche and and stood by glaring at me at me every time I pointed out shitty and unsafe DIY electrical wiring, cracks in the foundation, and more. I guess he thought I was just going to lie to these people because HE referred the job to me.

I did this. Basically she sold it too us for under market value as shed inherited her parents house.

List of problems

The stairs have no bannister. Not only that when she removed it she fucked up removing it. The stairs were prefabricated as a single entity with the bannister. She snapped it off so you can even reattach it without bolting the bannister into the housing frame.

The garage is full of asbestos, leaks and has a broken door.

The main fusebox was under the sink.

The worktop around the sink had rotted away due to many leaks so it wasnt fixed to the wall.

The roof had leaked at some stage causing it to flow into the 2 bedrooms. This had caused buldging in the artex ceiling. The plumber had drained it and the roof was repaired but she had never fixed either ceiling. Oh did i mention its also blue artex meaning it also has asbestos inclusions.

While refitting the lights I found 3 separate earthing wires to the light.

The bathroom was tiled flooring but all cracked because whichever retard she got to tile it never put down concrete board. So it had all shifted and leaked.

She has cut a hole into the floorboards in the understairs cupboard into the foundations. Still not sure why.

Shed had the security light disconnected in the garden disconnected. Never took it down.

Just a few of the problems I had. Still happy as I got it 10k cheaper than market.

The internal ones no, so far between a new bathroom, new worktop, bannister, fixing the ceiling and a few other problems its roughly cost me 3.5k.

Properly fix the floorboard hole

Replace the front and back door

Replace most of the double glaze windows as the seals have gone

Recarpet the upstsirs

Replace the linoleum floor in the kitchen

Thats not even including additional garden work Ive been doing. As for the garage its fucked, that shit leaks constantly and the door repair alone was close to £100. In total if I dont replace the garage the work will come under 10k. If I replace it then I will be looking at over 10k which I would not be able to recoup in house equity

HOA's are the first thing I check, but for a renovation project it's unlikely there's one at all.
Otherwise I'd check the window types, energy score if there is one, whether the brickwork needs treatment, foundation type and roof tiling.
None of which is that important in the States, though. There's few homes there that are older than 50 years that need drastic renovations.
