A lot of time fast food owners remodel a lot or tear down the building a build a new one. Have a McDonalds here that shut down, got knocked down and rebuilt 8 years ago. Last year the ripped out half the building (bathrooms, and lobby, order counter) to remodel it.

One of the big problems for developers where I live is the office buildings put up in the '60s.
They are too expensive to demolish. They were supposed to have a life of 40-odd years but they are still in use forcing higher density development further out into the suburbs.

Tornado's HERE are known to DEMOLISH century + old solid brick homes, stone masonry churches, and yes, even reinforced concrete.
It doesn't matter WHAT the material of choice is, tornado comes through? you're building is dead.

Except the thing is a WOOD house can sway and flex in the tornado, and afterwards fixing it can be fuck easy... but the brick house next door has to be demolished to takes 6 months to fix.
I have personally seen that, where an 1860's brick house the entire second floor was GONE, but next door a wood Victorian house only had part of it's roof and a bathroom wall missing. We had the Victorian fixed in a month, the brick house took like 8 months.

So people make the choice, do they want to spend 4x as much and 2 years to build a solid brick building, or wood-frame with brick cladding which is well withing budget and the planned longevity of the building being built.
