The McMansions here are just 2x4 framing(some sort of sawdust composite) with OSB panels on the corners, foam board everywhere else, and 1/2" brick veneer laid over everything. Inside is drywalled and joint compound with your choice of latex paint or roll on wall paper. Floors are OSB with either sawdust composite "wood" floor with plastic veneer on top or carpeting with sponge foam under it.

There's some park in Arkansas I think where some interesting person with money 100+ years ago built his own small castle almost on the cliff above a lake. And why didn't we bomb the sites/equipment the taliban was using to for destruction of ancient shit? We have missiles that can hit a single person 1000 miles away, but we couldn't go hit all their construction or demo equipment stores ahead of that? Hitting a dozer and (de)construction crew on site would still do less damage than just letting them do what they want.

if you're asking, then you're not experienced enough to truly DIY everything in there.

but not to be a complete asshole, materials alone will run you 200K for shitty build - normal cabinets, engineered flooring, etc

if you GC'd it yourself - which, again, if you have to ask . . . - probably looking at 350k to build.

Hiring a GC, 400K easy.

I'm not fully circling in foundation on that either. foundation costs are a clusterfuck of bullshit depending on where, when, and which astrological sign you decide to build under.

Depends on where you live, and your skill set. Like previously stated, if you have to ask, then it's probably out of your scope.
I extensively remodeled an old single story farmhouse. Took it down to the original framing, added on over a new basement, and added a second floor.
All in was 86K, with me and friends and family doing the work, and I shopped around for the best deals on materials.

Ugh you have no idea just how dumb that sounded. Aluminum wire is still installed to this day-from your local POCO to your meter, from your meter to the panel, and typically your range and AC unit. Aluminum branch circuits were big in the 60s to around mid 70s, not the 1920s.

As far as "exposed" I am guessing you might have been thinking of knob and tube wiring, which has a tin coat on the copper that gives it a silver appearance. Some of the systems are around 100 years old, so of course you will have issues. New homes are having issues due to the bottom line dollar, get it done as cheap and quick as possible. Devices are backstabbed which of course loosens and burns up over time, all to save a quick buck. Even switches that are mechanically installed have a short shelf life. Amazes me the quality difference when we go to an old house and have to take out a switch that has been dutifully working for minimum of half a century, then you have these new devices going back in 5-10 years.

The old quality houses were built with good materials by craftsman who took care and pride in their work. You can take one of the shitty houses they are churning out in volume. Yeah old houses have their problems and there are certainly pros and cons to both. As long as the old property and its systems were properly maintained that old house will be better than any new one.
