Does anyone have full plans for a tiny house? I am looking for something that looks modern and non trailer. Thanks in advance!

Is "tiny house" the new PC term for trailer parks?

I am just looking for something small that I can use on the weekends with family. The wife and I have a couple acres of lake front property that we would like to put a cabin on.

Exactly what I thought when I saw that pic. That said, it does successfully take away some of the stigma. I could see people 'downsizing' into a 'tiny house' because it's 'better for the environment' (lost job/broke as fuck) and still being able to hold onto a shred of dignity. I could see myself getting one for a vacation house/getaway in the woods or something though.

The most economic small house is a singlewide trailer of conventional sort if buying new.

The usual most economic used deal is usually an office trailer which are often tiny-house-sized and have HVAC and shitter and sometimes shower installed.

Every situation differs so do your fucking LOCAL homework. It's not hard.

Why not just buy some land in the wilderness and build a cabin? Wait, it's mostly hipsters that love the city and never want to leave.

Nevermind.

That and they can't afford land. They are crippled by the student loans that took out to pay for their art history and womens studies degrees. So they will put it in their parents back yards. Thats why it need to be on a trailer. but they can't live in a real trailer, that shits ghetto. Enter the tiny house; a.k.a. the hipster trailer. For when your too poor to not live in a trailer but too stuck up to admit that you're trailer trash.

Pretty much no, not really. Those are like, prebuilt rectangles that are cramped as fuck.

The thing about tiny houses (I know, I hate the name too) is that they use architecture that you have to put a lot of thought into, to make a space as small as that feel as spacious as a larger-than-average house. It's quite neat, actually.

The point? No-one knows for sure, it's different for everyone. More space on your land-plot, just the thought of it, less energy used, it's pretty neat, it's unique, etc., etc.

Here, read this article, and especially scroll down to the pictures to get a feel for what I'm talking about:

http://www.littlethings.com/triangle-tiny-house/?utm_source=spcl&utm_medium=Facebook&utm_campaign=triangle-tiny-house&vpage=1

It's really about doing the most with less. You'd be surprised at what you can get.

I don't get all of the butthurt. OP's situation seems like the perfect usage for this type of house. Many lake properties come with HOAs that disallow anything on wheels. This includes doublewide manufactured homes usually. A quirky little almost trailer seems like a great way to get around that shit. I'm assuming it's mostly for summer use, so heating is not an issue. Any extra friends that show up can use tents. All you really need is a closet shower/toilet area, some cabinets, and a bed. Cooking can be done outside. I'd build a car port and put a grill out on it. I'd use a dutch oven in a fire for any long cooked food.

Most of those HOA's, are already built properties
Unbuilt usually don't have a HOA because the HOA would have to have some form of claim to it to enforce their rules.

Australian Draftsman who specializes in ecco friendly homes here. My recommendation is to get it done professionally, true it might be cheaper to have a crack at it yourself but the savings you could make by applying energy saving principles outweigh the costs longterm. For example orientation alone could cut your heating and cooling costs just by facing your main rooms on the side of the midday sun. Goodluck mate

Financial freedom as well.

Conceivable you could be independent and self sustaining for well under 100k. People are making pretty comfortable and neat tiny houses for $20,000-$40,000. Owning a small piece of land to put it on is where it can get expensive. Rural land plots can be cheap though, obviously somewhere in a city would cost you more.

The reason I am attracted to it is because I love travel. I work as a ski patroller in winters and I absolutely love it, pay is shit though. I work on wildfires in the summers and that's where I make most of my money, I'm also away for most the summer and fall and it's not a problem to leave these houses for months at a time. If I was very careful with my money I could save it over 2 years, own a tiny house and a small parcel of rural land and be financially independent, free and clear. I could save my money and travel in my off time, or to buy an actual fucking house.

rust is very bad for concrete its what causes it to crack
the green paint is epoxy put on at the steel mill
once the rebar starts rusting the concrete is done
concrete has no problem attaching to paint
a lot of time is spent just oiling down form work
we have 2 apprentices that are pretty much dedicated to just oiling the deck

Depends if OP can get a concrete pumper to his location.

Concrete would certainly be the most durable and fire-resistant option for a place he could leave for long periods. If he built it into a hillside he could even bury the entrance when he was gone. Termites don't eat concrete and rats don't nest in it. If properly sealed water damage is highly unlikely.

He could decorate it with stone later if he wished, and adding rooms isn't difficult.

Underground is a bad idea generally unless on hill, then underground is actually building into the hill, with a mind to deal with water properly.

Large plastic shelter will probable outlast most structures. Especially if its covered in epoxy. Have to get one large enough. And have proper drainage around it. And at least 2 air intakes/exhausts. Look up old nuclear bunker designs. They generally cover this.

But seriously, cheapest places to build and own are LITERALLY in the middle of no where. Low to no taxes. Build it from the trees around said property. Allow said logs to dry out, treat them, use them for cabin. Use modern insulation and sealants(epoxy or plastic) Spend time digging and collecting rocks to make foundation. Mortar that shit together. Make excessive drainage ditching. Do rain water collection, stream/river/lake collection. Wells inevitable will be too short for water demands in a couple decades. Have fun living with little health care, money, and human contact.

Depends on the county and state m8.
Parents live in lower Mississippi, father and i built a 16x40 cabin as their retirement home. 640 ft^2.
Weren't required to submit a drawing
Weren't required to pull any building permits
Weren't required to have a home inspection
State terminated power on a pole meter 200A service, I completed connections to house.

This pic was about 90% finished I guess, view from the back of the house, best i could find on this computer.

Before we were done with their house, we started clearing woods for a shop, 26x32x12, 832 ft^2 which is finished now. Same story as house with state regulations.
