I've got a client who wants to build a bunch of houses. Usually I take their floor plan and tweak to their liking, but this time I've got full creative control.
I'm an architectural engineer, I went to engineering school not architecture school so I'm not exactly a good designer when it comes to layout.
Any nice 24'x75' 3br houses you guys like the floor plan?
It's going to be an elevated beach house style. Wood framed, Hardie siding and shingle roof. Simple and cheap.

It's not my real job I'm a consultant. I work on huge hospital buildings and university buildings where the real money is.
This is the side gig though it's going to get more serious pretty quick. I'm not really looking to be spoon fed I'm just looking to talk residential architecture with someone on four channel, where some of the smartest people from all walks of life meet to hate Jews.

I do know architects. They all build the same few floor plans and I don't like any of em.
I've tried some different layouts and I think I got something we like. 2.5 bath. Jack and Jill bathroom for the two kids rooms. It's pretty huge for a shotgun house.
Yes I'm constrained, at the front 60' of the lot there's only 25.5' width. Even at 1' roof overhang that's only 23' wide house. I'm going 22'.

Not sure if a similar row house floorplan would work for your extremely-narrow 24' x 75' lots, but I am uploading my floorplan for your consideration because I love it and think it's the optimal way to build on relatively narrow lots.

floor plans for my house don't exist (I tried tracking them down from the county, from the builder, etc.) however what I can give you is screenshots of a replica I built in The Sims 3

every house on the street has no windows on the western-facing wall, which gives every neighbor total privacy in their side/backyard.

because there are no windows on the western-facing wall, the house has five skylights to maximize natural light. Every room gets lots of natural light except for the galley kitchen.

the only thing I don't like is that the master closet is disconnected from the master bedroom/bathroom (you have to go out into the hallway and then pass through the other full bathroom to get to the master closet).

I particularly love that the living room on the first floor has a two-story ceiling, and I appreciate the balcony that runs along the side of the house where I can stand in my bathrobe and air dry after getting out of the shower.

There's a wood-burning fireplace in the study on the first floor and then directly above it there's another wood-burning in the master bedroom. Two wood-burning fireplaces in a 2,000 sqft house! It's absurd and I love it.

My wife was saying it looks fun to design the interior of the house so I offered to DL Sims for her to be my interior designer. Again I'm a structural engineer so I don't have much experience giving a fuck about floor plan layouts. I know what I like, but designing it is another trick.

It's gonna get even tighter, in order to have windows we have to be 3' from property line.

Meaning I've either got 21.5' total width with windows on one side or 19.5' total width with windows on both sides.

Can't wait to get to the fun part where I'm just sizing beams and drafting connections.

I grew up in Houston, so I've been to Galveston countless times. Galveston is the Florida Panhandle of Texas. Not just the armpit of Texas -- the asscrack of Texas. Nasty smells, ugly brown water, homeless people yelling at you, and the whole city is sinking into the ocean.

Lol you must be an old fuck, Galveston has been pretty nice since Ike in 2010. It blew away all the ghetto and trash and they shipped em the fuck out and didn't rebuilt until recently. Way less bullshit, the police department has been cut in half, there's way less crime now.
If you prefer Houston you must be totally crazy.
Anyway I updated the plan again I'll post tomorrow. It's coming along I just need to do structure and electrical plans now.
