This place has some appeal to me. I can stand rustic living and crave this kind of solitude, seclusion and sunshine but it has no toilet. has a well I think its plumbed to the metal building for a sink in a kitchen area but to live there full time I;d want a proper rest facility..

From the limited photos of the inside maybe part of that tack room off the kitchen would make a bathroom and then just have a septic tank sunk somewhere and plumbed? if I sank most of my $40K cash after selling my home into this owner financed place how much would I be looking at to get this last essential part of a full time dwelling up and flushing?

It has a metal roof which should shield from the UV rays well.. NM doesn't get as hot as AZ does and no humidity... I wonder what kind of EMF's that inverter and junction box puts out sitting right there in your living space... that should probably not be anywhere near where you spend a lot of time. Pool is a neat idea on the cheap for some quick relief and the seclusion looks wonderful.. With that land you could eventually build a nice adobe home and use that metal building to house your slave labor.

Sounds like they are just looking for ideas... outhouse is one but who the hell wants to get up and walk outside with all those grass clumps in the middle of the night... so constructing one inside cost was asked ... $20k all in for the excavating, septic tank delivery back-filling piping and construction to partition a bathroom with a shower at least for full time habitation
