Does anyone have any experience selling a house without a realtor? I recently built my first spec home and threw the listing up on Zillow, Craigslist, etc but didn't get any bites or even nibbles.

So in December I had a realtor list and we started having a lot of showings, but no bites. So in desperation the last 3 showings I actually went myself and talked to the buyers and got 3 offers (1 from each).

So basically the realtors didn't do anything but still earned $10,000 from my work. Is there some way to avoid this in the future?

Completely untrue. The realtors did exactly what you paid for. Grow up.

Just because he realized he could do a better job doesn't mean the realtors weren't doing their jobs. OP paid for a service and the realtor fulfilled their end of the agreement. If they didn't, OP would be in the process of perusing legal action instead of complaining about it on the internet.

Actually no. She didn't. She didn't even know anything about the house.
For example:
Her: "Well the reason some of the people passed is because in a house for that price they expect granite countertops."
Me: "We have granite countertops."
Her: "Right, yeah. I meant throughout the house, in the restrooms, kitchen, laundry."
Me: "We have granite for every countertop."

Just stuff like that. Doing market comparisons on old houses, that sold in the area.
Her: "Well you're overpriced for the area, two miles away a house the same size sold for just 150k."
Me: "That house is 52 years old. It's not comparable."

Basically she's a moron. I just want a way to avoid having to deal with her or any other moron realtor in the future.

I've gone to open houses where the realtor did nothing but sit on the couch and watch football.
The only more lowly thief is the home inspector.

You picked a bad realtor bud. Do your research and find a realtor who is buyers agent for people looking for what you have in your area. Either that or one who works closely with realtors who do. I don't think I've had a listing make it to the MLS in the last 10 years because my realtor knows people who are looking for exactly what I have, priming them with photos and tours for weeks before it's available and usually we close within a few days of completion. Also whether buying or selling; never use two realtors. One can do both sides, both clients just sign a paper acknowledging the potential 'conflict of interest' but most realtors can be talked into cutting their commission by at least 1/3 if they are getting both sides.

my realtor was such a dumb bitch that when she measured my house she fucked it up didnt tell me and then listed my house as 15,000 sq ft.

when I asked her about it she said no I assure you thats correct. my house is 2,500 square ft. The pictures she took were garbage she used a cell phone. She listed it as a cozy cottage instead of a house in a neighborhood.

I fired her. I put a for sale by owner sign in my yard and advertised on craigslist and put out ads in the local paper and flyers at the local library and mall and grocery stores. The best thing I did was leave flyers at hotels in the area, I figured people looking for a house might be staying in a hotel, the buyers got my flyer from the hotel. It sold in 5 months.

>Photos
I've noticed a trend recently of faggots taking close up photos of stupid shit like door knobs. That's how you know it's all bullshit.

That kind of stuff is getting shaky now that NAR has banned pocket listings. Doesn't matter for a person who isn't a member, but since most MLS providers require it, good luck.

I managed to get the realtor for 4.5%. But that's still 10k.
About the only thing she did good was the pictures, but that was only after I made her retake them because the first set was so bad.

I just feel like there has to be an alternative. I've seen some places that say they'll list them on MLS for $1k, but haven't tried it yet.

bought my first house in private sale. lawyer can handle everything a realtor can do. except bring you a buyer. just sold second house, paid lawyer 300 buck for offer. then another 500 for the title bullshit part. in the tech age realtors are irrelevant
