No landlord bullshit, no more waiting months to get things fixed, or an approval to fix it myself.

I keep a little amount of money untouched, in case something serious happens. But since then, I've painted my rooms whatever color I wanted, installed my network plugs, drilled some holes without thinking "shit I have to cover them when I leave", fixed my rolling window myself, redid the electricity so it's compliant with the norms, installed my videosurveillance system, put some new exterior lights, etc etc.

And it's been only 3 months we've settled!

Good realtors will take on someone like you and help with the education and prep steps, because they know that there's a payoff down the line if you make it.
Shitty realtors (most of them) will ignore you because they used to be hairdressers or pole dancers and don't understand the concept of delayed gratification, and are just trying to sell you whatever house they can find as quickly as possible.

This makes the technique also an excellent method for finding a competent realtor. Look for ones that hold "new homebuyer seminars" or whatever. You can spy on them in a group setting where you can easily escape if you get the feeling that they're full of shit.

Buy a shit hole. Instead of spending your money on fancy cars and shoes and shit you don't need, slowly fix the house.
