renting a location inside an airport is ungodly expensive
the bureaucracy for what is allowed and what isn't is endless and you have to hire people with that knowhow or you don't get in.
everything has to pass through tsa daily, there's little to no room for storage, so what you get in at 4am has to last you the day.
it's even worse for airport restaurants cause they have to turn out restaurant quality meals at fast food speed, there's no gas stoves, there's no resupply
unlike normal restaurants that are staffed by excons, illegals and drug addicts, working at the airport requires you to get fingerprinted by the feds.

Airport rent is normally taken as a % of profits, and businesses in airports tend to pay a lot more than typical restaurants, cafes, bars etc. The premium location is also a factor too. It's like wondering why places in the city centre of touristic locations are more expensive than villages in the middle of nowhere.

Despite the high prices, airport businesses actually don't make that much more of a profit. I worked in a place at an airport before and for every £1 a customer spent, only 10% of that is actually profit.
