It's guessing they use specially co-packed bagged mix that only the co-packer has the formula to. Then individual stores just throw in bag mix with eggs/oil/water etc to make. Though, I could be completely retarded and Costco makes them from scratch because they are fairly based. But I feel like they taste like a mix.

Source: worked for years at industrial bakery that bought and formulated similar items for national chains.

It's a rich taste of oils, lots of flour, and lots of sugar. So probably something like a muffin mix or a cake mix with extra shit added to make it more dense. I've never had a homemade muffin that tasted like one of the huge storebought ones. Does anybody even have oversize muffin tins?

I can give you just metric not imperial:
-300gr plain flour
-250gr whole yogurt (this is important. Spend a little more for quality on this)
-150gr sugar
-one packet of baking powder (15-16gr)
-3 eggs
-130gr sunflower oil (this is also important. Alternatively can also use 150gr of lukewarm butter)
-Vanilla extract for white ones, cocoa powder for chocolate ones. White one

Mix eggs with sugar until foamy, then add all the liquids, then all the solids\powder (put those in two\three steps, make mix some before put more)
Oil up and powder up a cake mold (best is Plumcake molds) and pour in. Bake for 40 minutes at 180° preheated

You can put whatever you like into the batter: chocolate chips, fruit, motherfucking trail mix, you name it.
