If it's a fancy place, then it's probably using clarified butter since it doesn't spoil quickly and doesn't melt the kernels since all the water content is removed, but it's most likely just "movie theater butter" like you said i.e. butter flavored oil. Either way you're topping your popcorn with pure oil but the only difference is that one is more processed than the other, nothing horrible provided you don't eat that shit daily.
