So I did some research and HBAR isnt even a blockchain. Its a Hashgraph and Lemon himself made a patent out of the improved technology.

I have to say, thats one of the most disgusting things you can do in crypto and goes against the whole decentralized open nature of blockchain technology. Satoshi is rolling in his grave right now at patented technology, especially technology that improves itself over traditional blockchains. Lemon should be ashamed over his Hedera Hashit.

I want one simple explanation why Lemon chose to keep the tech centralized and closed-source.... Greed?

It's open review and it's patented to protect from forks which is the only way his customer base (corporations, for now) will go for it. The plan is to allow permissionless nodes in the future and I suspect they'll drop the patents at that point, though they never said this.
