as a former underwriter, if you have the full funds you need the funds to also be seasoned aka be in your bank account for at least 6 months typically and if not then you need to have a trail of where the money came from. Cash is rarely used because it has to be sourced on where it came from.

Ex: sell car for cash, need receipt showing you sold X car for X cash
