If it's a mobile company why are you bothering to rent real office space? Over rated and unnecessary. Work in garages, work from homes, no reason to add a huge expense like that for some small indie game company. Most of them crash and burn and if it goes that way you'll be glad to have less debt. If not then it looks good, silicon valley types love the 'made in a garage' tech story.

If you are looking for office space, perhaps a coworking space is an option for you. I'm sure they have a bunch of them in DFW/Houston/SA/Austin. And if you want investors, then you had better come up with a solid business plan to pitch to investors.
