Real estate is not entirely passive though. It's not a "set and forgot" investment like buying stocks - it's more like running a business. It requires more, risk and up-front capital than stocks, but the rewards are greater.

I don't pay utilities - my tenants do. Yes, I have to pay for the loan and I have to make principle, interest, mortgage insurance, and home insurance payments. Those are called "operating expenses". I charge more in rent than my monthly expenses. The remaining amount left over after expenses is called "profit".

Yes, that's one of the many benefits of investing in real estate. You can leverage other people's money. A bank isn't going to give you $200,000 to invest in the Dow or some random shitcoin, but they'll gladly give it to you in order to buy a property. All you have to do is not be a brainlet and select a property that will cash flow.
