I think property values are over inflated and soon to crash in the states. I'd say land is the smarter buy right now because of modern sensibilities.

For a long time now, residential construction has been outpacing population growth. More rooms with less people to fill them will lead to an eventual decrease in rent prices, and property value in existing structures/urban areas. Technological ease of dwelling erection and the cookie cutter suburban design has lead to a saturation of cheap to build housing on smaller plots (main limiting resource). These will probably be the most immediately hit when the market corrects. I think the only thing propping the market up right now is the culturally reinforced investment axiom that real estate is always a smart buy.

Why I favor land:
The upper and upper middle class are starting to flee from cities . Emergent technologies like delivery services (Prime,groceries),VR/AR, and self driving cars will eliminate a lot of the luxury that living in a crowded centralized area provide. Rich housewifes can use vr to participate in a morning yoga class their husbands can work comfortably from home, and on the off chance they do need to go the the office they'll be able to focus on work on their automated commutes. Kids will either be homeschooled online, or be able to take a car to/from private school without parents having to worry about who's driving it.
The ideal for what defines luxury is changing from a high rise apartment in the cool part of town, to a modestly large home on a larger piece of land. I'm noticing this, even today when I go home to visit my parents in FL. They live in a suburban/ almost rural area. A Lot of the trailer parks that were by their neighborhood have been bought up and replaced with 1-2 mini mansions.

Thanks for the tip. Houses in my area are actually pretty cheap, though. I can get a really tiny starter home for about $75k. Needs a bit of work but it's perfectly acceptable for me. This same place cost like 45k 4 years ago, though. Basically everything has gone up 30% minimum in the last 4-5 years. Still, they're cheap as hell.

Everyone's wants and desires are different.

I never plan on having a family, and don't like the idea of having to maintain a lawn and wear and tear bullshit like a roof and plumbing, so I'll never own a house for living purposes. i know this comes with the negative of being utterly cucked by rent.

For the sake of long term investments, I feel like mutual and index funds probably offer a higher return over 30 years, than buying a single family home. The nice thing about housing is it's relatively easy to get a large amount of capital to buy a house which makes them more accessible than trying to get a loan to diversify 100k into funds and other shit.

I doubt you will lose money buying a house now, but don't expect that buy simply having your house paid off by the time you retire means you'll be set like it did for your (read:my) grandparents.

My advice if you absolutely want a house for your future is to buy something on at least 1/3rd of an acre (really shoot for a half). If possible, and in your budget, a house that was individually built, and not something that was thrown together by a surburban developer contract team, will likely hold its value better if the market corrects.

3. less maintenance
4. if the markets hot, you can get a loan to build a house, and sell once it's built. You would profit off of the appreciation of your land, and the profit of building a house.
