3. Install Electricity
4. Finally put a house on it.

How the fuck do I get a house? I am living with parents rent and bill free. I have 20,000 saved up currently but I don't know what the fuck to do with it.

What you do is take that money and use it as a down payment on an already built house and worry about making more money doing shit you know instead of wading into things you don't.

If you need a septic tank, then chances are you'll also need to get a well drilled if you want running water.

$20k isn't a whole lot for having a house built. I would probably find a nice piece of land and then put a trailer on it for a few years until you save up enough to build a nice house on the property. That's what my uncle did.

No they don't. Electrical service is installed as soon as the foundation is poured usually. Septic can be put in whenever.

Depending on where you live, between permits, the labor, and materials, average building costs are anywhere between 87 - 120 $ per square foot, not including the lot cost (price of the land, access/easements for the home owner and utilities). Lot costs vary quite a bit from area to area, for example in some parts of Maine you can still get lots with 1 acre zoning for $40k - $50k, while southern Massachusetts will cost you $80k - $120k for the same/ 1.5 acre zoned.

There are lots of places in the US where homes are 100k. If you don't live in it, just rent it out and get cash every month from it.

Generally right except you forgot the part where you have to pay huge fees and a building permit so some zoning nazi can come out to verify what you are doing. Some places make you do a PERC test also.
