property can be fine but if you don't have a huge cash reserve it can be risky to stretch yourself so thin. Imagine buying those 2x200k rental properties and then finding out you need to replace the roof on one ($15-20k) or there's a problem with the foundation or the pipes ($10-20k) or any other number of problems. Or you have bad/destructive tenants.

I'm all for becoming a slum lord if you have like $500k+ in reserve to deal with the dips and repairs but if not I'd stick to conventional stock investments.
