I just don't know how else to make semi-passive income. Isn't flipping apartments/houses pretty risky. renting out property is much riskier. you're concentrating your wealth into a single investment. if that goes belly up, so does your wealth.

Comm and multifam owner here. $6M portfolio. You probably shouldn’t invest in A class because even if these plebs are right and a housing crisis happens, first To go are A class. Invest in c or B class, then diversify. Do not buy in the middle of nowhere, but in a large city where jobs are most likely to stay.

Wtf are you talking about. I am from scandinavia and I can guarantee you every single one of them taxes crypto. Portugal also taxes it unless you have been holding for a long time and not actively managing your portfolio. Also, lol at thinking they wont tax also holding in 2018

I hope you don't live in Ontario because landlords get fucked in the ass over here by the social justice tribunals that handle landlord & tenant disputes.

I sold at 19k and again at 14,5 when it failed to rebound. It’s all back to the stock market.
People joke about making 5% but 5% is pretty substantial now with what I gained in crypto. I can build a legitimate portfolio now. Hardly won the game but I’m satisfied.

Listen to these anons though. I can’t pull out all my material for this right now but housing is spooky at the moment. And attitudes like this are how bubbles form (there will always be renters)

Started buying residential then learned about the difference between res and comm valuation. Said fuck u res, bought my first 8 plex At $140k. Rehabbed it with $60k, filled it with tenants. A year later sold it for $450k at 9% cap rate. Been doing it more with bigger props ever since. I play with Stock and crypto, but it’s all gambling. Comm RE is the only true investment, Fk all other advice.

When you use the crypto to buy a service the profit becomes realized and that is a taxable event. Then if you use the crypto like you suggest (which sounds like money laundering) it'll then be taxed as income tax... I'm guessing you would't be declaring the capital gains though since you'd be confessing to money laundering by doing so. lol... good luck with that

Laws are different depending on the province. Alberta's laws are much more firendly to landlords. You can have people out in two weeks.

Just as an example: In Ontario if a tenant stops paying rent it can take 3-4 months to have them evicted.
>Issue a 2 week warning to pay or leave
>file for a hearing ($175). usually takes 6 weeks to be heard.
>assuming your hearing is successful tenants get another 2 weeks to pay or leave
>after which you can call the sheriff to have them evicted ($350). it can take between 2-4 weeks to have them come over.
>total of 12-14 weeks best case scenario.

Landlords are expected to suck up the cost of lost rent filing fees, and in many cases seeking garnishments is not worth the effort. Besides, anyone on ODSP/OW or a pension cannot have their income garnished. Sot these people just move on to the next person.
