From someone who lives in middle america, just look for your basic fundamentals:
>good schools
>close to jobs
>high ownership % as opposed to renters
>avg income in zip
>% residents w/ college degree
>demographics (obviously)

And you'll be fine. You won't get Florida-like returns on your investment but if it's a place you plan to live in for a while you'll do just fine.

Just look for the nice suburbs outside of the major city you're looking in with good schools, good jobs, and a Sweetgreen. Even in places that are kinda shitty like Detroit, Chicago or St. Louis there are lovely suburbs that are very desirable.
