I only buy public storage companies since that class of reits are resistant to a lot of the common problems their peers encounter. Property values don't matter because they just need to house crap. They have a pretty stable customer base since people need to store things when they move, or they're hoarders and keep crap in units when their houses are full. Interest rates are about the only thing that wrecks them as hard as other classes, but I can't think of a reit class that wouldn't get rekt by interest rates. As for specific picks sadly there are very few sector specific reit etfs. I've been buying EXR and CUBE since they were mega dipping. No clue if they'll perform better or worse than the rest of the market for '24 so I am selling out of EXR and some CUBE. Buy if you want to bet on more mass consumption, sell if you think vagabonding will pick up traction.

What is the downside of just selling a covered call as far out as I can with an exercise price that’s slightly above my purchase price and then just taking a huge premium?
