Real Estate is shit investment

the value of real estate is very much close to a small business and it could go all the way to be valued at a mid size listed company

And people flowing in and out of areas bc of wages, aging, poverty level, education etc. there are too much factor not to mention the mortgage and the turn over time

I think I will rent once I make it: less responsibilities, no overhead costs such as property maintenance. I would still like to own a few properties to collect rental yield. The black pill on real estate is that the state can seize it at any time and you never really own it because you are forced to pay property taxes, and all of this doesn't even include the largest cost: Mortgages (death contract in French).

In my country interest rates have always been high, we can't do the american/jewish trick where you finance a building for 2% and rent it for 4%, this shit never worked here. It may be a good way to park your money once you already made it, but most rich people make their money from business or medicine.

I'm in a rent controlled apartment paying 1600/mo and I'd rather own a house.
Even if financially it doesn't make sense I fucking hate sharing walls with strangers, hearing dogs barking all day and people talking in the hallway, and I CAN HEAR THE PERSON ABOVE ME TAKING A PISS. IT SOUNDS LIKE IM GETTING PISSED ON. The fucking long ass wait times for them to fix things and randomly shutting off the hot water with no notice or cutting the water pressure, and the hassle of going up or down an elevator every single time I leave or come home or go for a walk or taking out the garbage - with a home I could just walk out the door.
