Almost true. They invest in companies who then do buy single family homes, but they're a small player in the housing market regardless. BR's real estate portfolio is almost entirely commercial industrial. Most flipped and rented homes are owned by small companies or even individuals, who have less than 100 homes in their inventory. They're usually poorly diversified, so downturns like the one we're ankle deep in right now hurts them badly

If you put $100 into a Blackrock REIT Fund, Blackrock OWNS the real estate in that fund, you're put on the liability side of their balance sheet. The corporation Blackrock is buying the real estate from recognizes Blackrock as the owner, not the individual that put in the $100.
