you can still get a home owners mortgage (not commercial morgtgate) with 4 units.
5 or more financing is a pain in the ass.
optimal to buy a quadplex and live in one, move out when you can afford it and rent the 4th unit.
you will likely not put much more money into the house than the down payment and renovations.

It's not a permanent thing dumbass. Instead of buying a shitty "starter" house. Get a rental property then you have freedom to either keep acquiring rentals or just buy a real house and chill.

Your rental will pay for itself, and provide a few hundred to possibly even a thousand extra dollars per month. By the time you retire you could have two or more fully paid off homes plus whatever else you have in assets. Housing your first one or two homes is guaranteed wealth.

These have high returns but low capital appreciation. They attract low quality tenants and turnover is high. This means you have to work hard as a landlord.
But if you live in one and keep an eye on your tenant it is an excellent way to get ahead. I know someone who makes a living doing this.
