How do i not fuck this up, and what is the correct play to make. I'm looking at buying a home within the next 12 months. $120k cash, $120k in stocks and $250k in crypto. I make about $10k a month AFTER taxes. Also, I won't be needing to pay property taxes. Perk of serving israel as a veteran. Should I just do the good ole 20% down and go for it? I'm in rural kansas so a 2800 sqft house is probably like $400k for a nice one.

Use the VA loan for a rental unit, live in one unit, put 10% down regardless, keep the rest as an emergency fund/maintenance fees.

Anyone with a family is trying to sell and buy May-August which drives up demand. Your bet is to find some properties that have been sitting and bid below asking between now and April, if you're desperate. Or, wait until Sept of next year.

Lol just got a job at a defense contractor, the federal waste is astounding. With top secret clearance, there are basic windows admins making 20% more then they ever would anywhere else. Cyber security guys are pushing $200k with top secret clearance.

if doing mortgage make sure its a fixed rate, make sure you can close on time because to secure fixed rate youll pay a fee if you go over your lock in period
on survey/inspection make sure owner pays to clear violations/damages (leaks/roof is big one) or discounts from sale
anticipate renovation costs aka have back up funds

make sure you got good neighbors/neighborhood like no property line fights etc.

I think /biz/ fails to realize how much money is in white collar jobs. You can easily pull in well over $100k if you have a degree/good training, start at good company, and are even half way intelligent. Where I work, there are literally dozens of college interns getting paid $30/hr. You think they're not going to get paid more when they start working full time? Throw in one or two promotions and pay bumps, and they're hitting $100k before they're even 25.

Well house prices have fallen. With interest rates high it's unlikely they will rise. Good chance they will stagnate or drop a little more.

Though I talked to a realtor 3 days ago at a party and he was certain we'll see 3-5% increases of house prices per year for the next 3 years.

1.) Ask the age of the roof
2.) Ask the age of the furnace / A/C

If they are as old as the house, you might be able to negotiate $10k to $50k off their price. Don't be a sucker.

It's not hard at all with an even half way useful degree, some effort, and frugal living. Where I works, engineer interns get paid like $30/hr. That's just a fucking internship at a college kid. After 1-2 years they're starting entry level at 20% more than that.
