How do i not fuck this up, and what is the correct play to make. I'm looking at buying a home within the next 12 months. $120k cash, $120k in stocks and $250k in crypto. I make about $10k a month AFTER taxes. Also, I won't be needing to pay property taxes. Perk of serving israel as a veteran. Should I just do the good ole 20% down and go for it? I'm in rural kansas so a 2800 sqft house is probably like $400k for a nice one.

if doing mortgage make sure its a fixed rate, make sure you can close on time because to secure fixed rate youll pay a fee if you go over your lock in period
on survey/inspection make sure owner pays to clear violations/damages (leaks/roof is big one) or discounts from sale
anticipate renovation costs aka have back up funds

make sure you got good neighbors/neighborhood like no property line fights etc.

You can easily pull in well over $100k if you have a degree/good training, start at good company, and are even half way intelligent. Where I work, there are literally dozens of college interns getting paid $30/hr. You think they're not going to get paid more when they start working full time? Well house prices have fallen. With interest rates high it's unlikely they will rise. Good chance they will stagnate or drop a little more.

Though I talked to a realtor 3 days ago at a party and he was certain we'll see 3-5% increases of house prices per year for the next 3 years.
