been struggling to understand why spending is continuing even though the average person knows they should be saving. keeping up with the Joneses plays a part but I'm not sure its the major reason. I think this time its apathy. People know everything is going to shit and they just want to enjoy it while it lasts. I think this is actually a more dangerous situation where people don't leave anything for the future, no long term contingency, no hope. How does the middle class despair compare to 1999 or 2007? I certainly sense more. Also guessing that's why the fed policies aren't aren't working all that well--they push job creation but the jobs suck, higher interest rates don't matter if you have no intention of paying them off. Seems we need real legislation but that's obviously not happening. I dunno what does smg think

From the moment I understood the weakness of my unleveraged equities, it disgusted me. I craved the gains and certainty of leverage. I aspired to the purity of the 3x Bull ETF. Your kind cling to your dividends, as though they will not decay and fail you. One day the crude index you call the Shit and Piss 500 will wither, and you will beg my kind to save you. But I am already saved, for the Leverage is immortal… Even in death I serve the Neon Greenissiah.

Depends on your interest rate. I did this technique with my student loans but those were special in that interest was very low and I was able to milk several years of interest free status out of them after graduation and because of covid. A mortgage would be different.

It is when rate hikes are the fear. Not to mention the market has yet to establish the wealth it had even two years ago.

If you own 1/1000th of a company producing one billion apples, after massive 1000% inflation you'll still roughly own the economic value of the profit of producing 1 million apples, even if the apple is now 10x more expensive. Expressed in the new, devalued, currency, that economic value will simply represent a lot more currency.

The first 3 of those problems are all solved by lowering rates, which is why the market is up now that they believe the fed will start cutting again soon. Real estate is irrelevant to all of this because it’s purely a supply side problem. Just build more and prices will go down. Actually it isn’t completely irrelevant because lower rates will mean more loans for real estate developers and they will build more, thus prices will go down.
