Why do companies use different terminology for their accounting? They all have similar entries but there is no universalized naming system. I want to make generic entries and to not have specialty entries. I find it tiresome to type out each companies 10Qs and 10Ks and fiddle with them to fit my existing generic categories.
Looking for suggestions or solutions, I know people like to use API's but I am not interested in paying for a service and I am not skilled enough to write my own code to pull information from data sources.

I have returned from auto store with discount 0w-16 synthetic oil in hand. Did you know my care is a very special snowflake that actually calls for 0w-8? It is. I call stealership I say nobody but nobody sells no water thin 0w8 nowhere and no how. Do (you) even sell it? They say no it's so new even their service department doesn't have it yet. I say manual say I can use 0w-16 so if I do that are you going to be niggers about it if for some reason I need to make powertrain warranty claim. They say no it's cool. Okay cool we're doing slightly more common oil.

Ok, lets consider the possibility that a huge wave of airbnb forced selling could actually crash it. Problem is most of those airbnbs are less stressed than you'd think considering the bulk of transactions were done at much lower rates. The only real stress comes from a few flippers who bought the top and had no interest in longterm ownership.
I think the much more likely outcome is that any crash is shallow and short lived. Modern policy is to print stimulus like mad at the first whiff of any real crisis. A devaluing currency is always positive for fixed currency borrowers.

I foresee a silent crash, where prices stagnate for the next decade while incomes see a relative rebound. There is a clear shortage, but it is also more economic to build right now vs the past decade. Even the rise of airbnbs was itself covering for a shortage of hotels. Part of that is due to hotels switching from maxing occupancy to maxing RevPAR. Hard to see this trend magically shifting back.

Regional trends may vary. Some of the remote work bubbles could get fucked.

>there's a lot of cities starting to ban short term airbnb rentals.
Primarily in cities with the worst housing shortages, cities where land is the limiting factor. Those airbnbs will be converted into longer term rentals to monetize their discounted mortgages. Real winners there are the hotels.

>couple that with the overall economic situation, student loan payments starting up,
Zoomers are an incremental demand source, as they largely do not currently own homes. More stress on them is arguably bullish since the political answer is 1st time homeowner downpayment assistance, loan forgiveness, min wage increases, etc. All inflationary options. Inflation is bullish for asset prices, nominally.
Meanwhile the boomers keep raking in the cash, vacation at will, entitlements adjust to inflation, and the federal deficit balloons higher.
This widening economic divide could be a long term societal threat, but does not seem like an immediate concern - at least not for asset prices.

My main point is that higher rates disincentive sellers with lower-rate mortgages from selling because that rate differential is effectively an asset for them. There would have to be extreme pessimism for them to decide to sell. Homeowners are trapped in golden handcuffs.
New builds seem like a bigger threat, but so far they only seem to help cap pricing from further rises. There is still an imbalance of demand that will take time to meet.

>>56187864
> could be a long term societal threat
Yeah, some things suck right now for the young. In some sense, things have gotten worse over time. Yet for the most part they still find jobs, start families, go to work, live a normal life.
Things would have to get even worse and stay worse, and the young would have to collectively choose to willfully stop working. You can see that happening a bit in China now. For us, it's at least 5-10 years away, and that's only one possible future depending on certain factors.

Just to be clear: Flat housing prices against elevated inflation is a loss in real wealth. Just not a nominal loss.
I'm not seeing much reason for an impending collapse, but that doesn't mean you should rush out and buy a house today. Fairly likely it's better to rent, unless you already hold the 3% mortgage.

I think (fear of) populism is the stronger force and we mostly get inflation because that's just usually how it goes with government debt. If people's groceries and rent keep going up more than wages they're pissed, but if they're straight unemployed they'll show up at politician's houses with pitchforks.

IMO the politically connected bond baggies just need an exit pump so they can dump first and flee into inflation hedges. If they get into position they'll be more content with the Fed letting the printer rip.
