So a guy was selling land for 100k it has electricity but no water or sweage line, no internet cable as well its a bit secluded. Anyway , i rly liked the land but i could only scrape together 75k or so
Ao i offered to buy for 70k i qsked 30% lower than asking price. And hes selling through a broker and he needs his commision. I think i fked up i cant rly re-nagotiate my position can i?

You seem to have forgotten the power a buyer has, you can renegotiate anything at any time, for any reason. You can ask for 50% off the first time, then ask for 70% off with absolutely no shame. Nothing is stopping you from renegotiating, it's business. Make the offer you want. Tell the guy you won't buy it through a broker, that you'll buy it on the exclusive condition the broker kicks rocks. Give the owner a 5% tip if he does it, better than brokers' commission anyway.

You'll need a well and septic tank US style

If there's a stream within 50 / 100? Metres and it's in Europe it'll need to be a bioreactor type tank I think; bubbles air through it

The well also needs to be something like 50 / 100m away from a septic tank. How difficult it is to dig will depend on how deep the water table is; check google maps for water nearby and turn on the terrain layer (Google earth is better)

You could apologise and remake the offer at 50 saying you didn't realise the water situation was going to be a problem.

Because it will cost more than a few hundred eurodollar£s to fit a well and septic system to modern standards; they're getting much stricter with the rules on those tanks and soak away fields

I'm not sure you have enough to buy that land, man. Take my confidence advice seriously though, you should be comfortable offering the seller insultingly low offers, it's just the name of the game. If he spits in your face and calls you a gypsy bastard, take it on the chin and look somewhere else, but not before offering him slightly more 5 times in a row until he gets really angry. It's just land, it's not going anywhere, and there's lots of other plots to choose from. Good luck my euro friend, the plot next door to me just went up for sale for $90,000 and it's an 8,000 square foot uncleared piece of forest.
