Good evening Chads. This week I managed to up rent across my two properties by a cool 30%.

10% of which will be extra pure profit after expenses.

Anyone else raise recently?

Rentcucks, please, need not reply.

Sounds fair. If they current tenants do not like the increase they are free to leave and seek housing elsewhere that is more affordable.

nice. my useless rentoids didn't want an extended lease so i kept raising the rent on them each time their periodic lease ran out and they wanted to renew it until they moved out. new tenants are moving in and they offered to pay 10% more than the listing price.

By doing that everyone can't own second homes so the homes so they won't get built and empty homes available for rent will extremely scarce and expensive and you either live with your parents till you can buy an home or be homeless.

Extremely based thread. I raped one of my rentoids for the very first time. Her husband left her and she's been struggling to make rent payments as the child support he owes is missing LOL poors. I let her rack up a few months of rent and now she gets to pay it back one anal session at a time. Think I could get away with snuffing her for fun? A bonesaw for her and the kid, one night of fun, and I could have their bits and pieces inside of Florida gators within 48 hours of the kill

bait thread
real estate rent seeking is not service provisioning
owner-occupied homes provide a more stable tax base local economies, and homes are always liabilities on bank balance sheets, which is why the government has the FHA in the first place - to prevent mortgages from destroying the banking system
also, fixed mortgage rates is the only thing stopping idiots from thinking (rightfully) that a property management business that solely deals in financed properties is not one of the worst ways to make money
>>55944366
the taxes are there to ensure the property provides value for the local government and prevent land misuse
if you wholly-owned the home, you wouldn't be complaining about margins and you'd be swimming in money, and you'd also likely be able to provide a competitive rent against other landlords
>muh tax consequences of below-market rent making the renter-occupied home be taxed as a personal residence
>muh getting fucked by the gubment
you signed up for this shit - being a financed residential landlord is not something anyone should strive to be and not even on moral grounds - it's a shit business that's effectively one step above car leasing and pay day loans where you front an obscene amount of risk for comparatively meager margins
>>55944490
you're a larper
good on you if your two properties are fully paid off, but i doubt you do, since all of the margins come from low income neighborhoods where consequently risk is also high, and why the fuck would you pay off a 30 year fixed in a shithole?

Nah. Down payment was 25%. Mortgage gets paid off 10,000. So an investment of $50k (25% down payment) is yielding $10k before taxes plus the in investment is secured by a fixed asset.

I made tipping mandatory for my online payflow by charging "processing fees" (i dont accept credit cards). Generally a 10% tip is bare minimum for me to not consider running the evict/raise rent power combo on lease expiry. But that's up to the rentoid and how bad they want it.

Landlord anons, is there any point to me tidying and cleaning before I move out?
The place is in decent condition anyway, and I could spruce it up to be ready to be reused, but I won't bother if my deposit is going to be kept regardless. I've left previous places in better condition than I found them and had my deposit taken so I wanted to know if it's random by landlord or if I can actually do something to keep it.
