Similarly houses would become much more "barebones" so people could afford them with cash. Basically tiny homes.
At the same time building a big house would still be cheaper than it is today without mortgages, would just require some discipline to save.

Removing mortgages wouldn't really be enough to make things affordable though, there's so much bureaucracy that's blown up around houses that even if you owned land in residential zoning, actually getting the permits and contractors is going to cost you 40k+.
