Hello anons, I currently have about $250k in stocks and a year of savings. There is a triplex that I have found that is affordable and at the current rates when i crunch the numbers it is returning about 11. 7% annual. Should I take out around $100k to put a down payment on this place? I could get around $3,700 a month in rent and there is long term tenants already.

570k for a triplex that rents for 3700/mo is good, but triplexes are headaches because you have triple the responsibility of finding renters, ensuring they pay on time in full each month, and scheduling maintenance calls.

Your cash flow is negative and that's not taking into account that you're not budgeting for maintenance and repairs. I would bring up that rental income isn't taxed either in these calculations, but you're going to get it tax free after taking all the deductions into account.
