Lets do some math, the average house in the USA is $416k. 20% downpayment would be $83,220
$83,220 invested at lets say... 7% gains for 30 years is $633,491.86. Wow

I think the common denominator isn't owning a house or not. It's being someone who actually understands the value of investing. And I think we suffer from sampling bias because most renters are just dumb and irresponsible with their money. But surely if you rent under your means, invest heavily, and take advantage of the flexibility and freedom until you actually need a house then you'll be fine

i mean yeah if you're trying to raise a family get a house but until then you can literally just invest and keep it semi liquid which gives you arguably more financial safety with no liabilities. If you get laid off and have to find a new job then it's way easier to change apartments or move

You forgot to include the leverage effect of using debt. Nonetheless I looked up the price development. In the last 30 years since 1993 the median house price in the US increased by 2.07% per year; the S&P by 9.46%. No way you get that high of a debt ratio

Notoriously pretty safe long term but with short lived massive setbacks and long crab periods. If you buy a peak you are going to seriously underperform shit like the S&P, whereas if you buy a dip you'll get the reverse.

In short, if you have enough capital real estate should absolutely be a part of your diversified portfolio.

Outside of that, certainly throwing money into the rent fire is one of the worst things you can do. Better to live with mommy and daddy and invest in index funds than that by a long shot.

You'd feel the same way with a mortgage though, worrying about having to pay every month, worrying about the value of your house decreasing, worrying about losing your job and being stuck in an area where there is none...
If you have no kids no gf no friends it can make sense to rent, since you're completely to move wherever you want on a whim.

It really depends, here (Vienna and suburbs) it is absolutely not worth it. The bigger a house or flat is, the less profitable it becomes. At the same time, houses or big flats are hard to sell or rent out, so you are in a strong position as a renter. It is unlikely that you will get kicked out or get customization wishes denied. And even if your landlord wants to kick you out, you are also legally in a good position here, because the laws are very renter friendly.
E.g. a house here that costs 800k could be rented for 1400 a month (not including utilities). Is 2%pa a good investment? No, it's abysmally bad, despite being an optimistic calculator (roof never needs fixing, heating keeps working and does not break down...).

In 30 years that house will be worth 1.5M from inflation. The power of inflation + leverage is how you make money on real estate. The saved rent going to principle payments are just a bonus.
