In seriousness, find a cast iron Dutch oven and a wounded tree leaking sap everywhere (you could damage one yourself but almost every state has woodpeckers). Scrape off tree sap into a metal cup, heat it a little and add jute twine in it. Then you can light the sap twine in your Dutch oven and adjust heat/light signature with lid. I rent because it's cheaper and I invest the difference. You have equity and I have more stonks. I can move whenever I want even mid contract if I just find a new rentoid. Total freedom with zero time wasted on doing anything to the house. The only reason I am moving out is because there are tons of cockroaches now. It was no where near this bad last year. Anyway it gives me free time and freedom. Any mortgage here for something nice would run me almost double what I pay and most of that monthly payment is lost to interest. No thanks I'll keep investing more money and renting for less.

But even assuming interest rates are low you can't always find a small house that will beat out the price of renting a smaller apartment, and a lot of people would either rather save that money or they simply can't afford a house in the market they are looking at. Home equity mostly builds up to buying bigger and bigger houses, or alternatively if you want to make money on your house you sell it and move to a shittier or more rural house. But the point is that home equity as a source of wealth usually isn't that accessible, since selling the home leaves you needing to buy a new one, and your home is probably priced similarly to others in the market. But your equity can become a down-payment on a bigger home mortgage, hence the concept of "starter homes".
