the river floods the general 12 acres the property is on, but let's say a proper dam, or hydro electric system could be legally built there

basically if it was legal and the town would approve or the town didn't have the authority to stop you, it would be pretty ideal for that scenario

there are properties out there that are truly remote, that have a river like this running through it, that flow into a major river system, places where no one would notice if it was dammed or if it was skimmed for power
