It is you just have to find areas that are on the come up or about to get gentrified pic related this is a house in echo park which used to be one of the most dangerous neighborhoods in LA in the 90s. Now it's just white hipsters, coffee shops, vintage stores, 1M+ homes and 0 gangs. It sold for 475K in 2015 which was at the beginning of the gentrification.

I always knew echo park would become gentrified and expensive as fuck. It's minutes away from downtown LA, Hollywood, major freeways and transit while also being a walkable neighborhood. You can't predict when exactly gentrification will happen to a neighborhood but the writing was on the wall due to how overcrowded LA is and the lack of housing in the city. I wish I had the money to buy shit back then.
