Honestly I just took a roadtrip through West Virginia on my motorcycle and the people there are some of the most friendly you will find in the country (if you are a white male). The threshold for rich in California is too high, people can "escape the niggers" for a promo code rate literally anywhere else in the country.

Why would I spend $10m in CA and have annual expenses of $150k to escape the niggers when I can spend $1m in TX and have annual expenses of $70k and receive the exact same result, the exact same quality of living, the exact same access to upscale goods? The only difference being maybe not as close to the beach but if you go to Florida or S Texas you get the exact same experience as CA but for again, half the rate.

And then you will say "but proximity to the big job markets!"... But everyone insists WFH is here to stay and that SF downtown vacancy is over 60%, jobs are leaving the place left and right.

So why would I subject myself to a significantly more expensive place when I do not have to? I can find a mirror experience elsewhere, for half the cost, while still making the same money.

Evanston is pretty good too though there are some legitimately sketchy areas close to the Rogers Park area + around church/dodge.

Aside from that though it's great and there are some pretty affordable options. Evanston builds a lot of multifamily too, so if you're a young family leaving chicago (for example) you could theoretically start out with a nice 2-3 bed condo and then upgrade to a SFH once affordable.

They city has some pretty affordable condos as well, even in nice/safe areas. Pic rel is in Lakeview east on Roscoe / Broadway and is pretty affordable. Watch for high HOAs and assessments in condo buildings though.

Hate to break it to you but literally every university system is at this point. I graduated from UF 10 years ago and even then they were shoving identity shit down our throats. In computer science no less.

The way I look at it: take the easy A when you're forced to take a course like "embracing women in STEM fields" (real course) and use it as a study period for the shit that actually matters.
