I live in a shit hole part of Indiana, that is the land of the mouth breather.

The nearest City, Lafayette, has ghetto nig rejects all over, and so many mexicans it's like you are in Mexico half the time.

Houses were easily found under 100K before COVID. Now everything is 3x from pre covid. Shit sold in late 2022 is selling for 75% increase. What the fuck is going on? how the fuck can people afford this?

I didn't buy I house because I don't want to fucking live here. My goal is life is to sell my company and fucking leave the country.

If you want to stay in the Midwest Chicago is actually pretty affordable. This condo probably offers a better quality of life than that house, one less bedroom, and is a 5 minute walk from:

>train (CTA and metra)
>gym
>grocery store
And there are plenty of extremely high paying jobs a 15 minute metra ride away in downtown.

And before you ask - the neighborhood is 85+% white and there have been zero shootings YTD. I live here and it's pretty nice. The downsides are the winters and shitty libs you'll have as neighbors. Other than that really nice place.

No, I'm more so comparing the price appreciation. This is the exact neighborhood I grew up in, too.

As for Chicago - it's probably the last affordable major US city where one can actually afford a decent condo or even single family home further out of the city core (and in the suburbs as well). The state government is categorically bad, and city government is even worse - however, aside from the abhorrently shitty new mayor (I was extremely involved in the Vallas campaign), the state is actually making some marked improvements. Debt bond rating improving for the first time in decades, budget gap closed, and pension debt actually being addressed are good signs. If you're in a nice part of the city or suburbs, it's a pretty good time to buy.

Obviously living in le big city isn't for everyone, and depending on your stage of life it might be a terrible idea. Just a thought in case you were planning on leaving.

If you were to look at population gain bounded by Western, Roosevelt (even 35th now), Peterson and the lake - what I'd call the healthiest part of the city, the population is growing rapidly and with the good kind of growth.

The loss of net takers in the tax base (the aforementioned drop in population) coupled with a massive influx of young, educated, highly-paid professionals in the downtown core is a huge sign of future growth. The question is if that growth can be retained before those same young professionals age out of the city and move to the suburbs.

There are VERY early signs of a turnaround, but if there is one, I am super fucking early.

Maybe a little bit less time than that. A lot of ground has been gained in the last 5 years alone. Aside from NYC/Brooklyn, from the late 90s until about the early 2010s, the only white people going back into the cities were white hipsters paying next to nothing for rent. Developers had no idea what the fuck was going on and when they did it took them a while to use those whites to lure in the neo urbanite wealthier types. The GFC set them back a few years too.

Because no starter homes are being built anymore and with remote work and more millennials getting to the age where they want to escape the melanated menace for the safety of themselves and their children they're looking at cheaper areas that aren't too awful. Much of Indiana qualifies for this. My parents live in metro Detroit in an area that's been working class and relatively nice for a long time and houses there have gone from $100k to $200k in the last 4 years as well.
