The reason that inflation is hard to relate directly to the past is because costs have not gone up equally.

Food and commodities have mostly gone up at 2% per year.

But housing, healthcare, and higher education have gone up drastically faster due to government interference in the market.

Meanwhile, technological deflation has caused things like computing power to be drastically cheaper than in the past.

Also there's the issue of technological progress that isn't always thought of. For example, a house today is more advanced than a house built in the 1950's. A house today has air conditioning, heating, better insulation, etc. which people don't think about when comparing housing prices. So even though you are paying more, you are getting more for your payment, so the inflation isn't as bad as you think.

avg house in 1980 was `60k, lets call its 80k and to make 80k today you need 175k. A house built in 1980 had insulation, duct work,AC etc. House today should cost less than 175k on average. My house doesnt have heated seats, gps, self driving, MRI, advanced braking system, or roman concrete. Carpet and built in vacuums in the walls are not improvements worth 200k, when avg house is 450k. That 500k house was still built in 1980 and the "improvements" are all cosemetic nothing functional. Its like cars coming with windows tinted and it justifys the price increase. Almost 40 me and wife make 225k, we are buying our first house at 225k. We will fix it up over 5 years and pay it off. Maybe we get 450k for it. Then I can afford to move into nice white neighborhood that will cost 700-1mil which will be 450k loan if I put 350k down on 850k house. Lets recap. I sell current house for a 2x and that buys me into a house that will increase my mortgage by 2x.
